Why It Costs More to DIY

Three California exemptions a wrong filing will lose you.

California's property tax exemptions — parent-to-child, spouse-to-spouse, trust funding — aren't automatic. Wrong wording or a missed deadline turns tax-free into permanent reassessment. Miễn thuế only applies if the paperwork is correct.

Lost Prop 13 base year

Parent-to-child transfers preserve the original base year — only if BOE-19-P is filed within 3 years. Miss it, the property resets to market value. Permanently.

Example: $400K home (1995) at ~$5K/yr tax becomes $22K/yr at $1.8M market. $17K more, every year.
We file both together.

DTT charged on exempt transfers

Spouse-to-spouse and trust funding are exempt under R&T §11930 and §11911 — only with the right exemption recital. Without it, the Recorder collects DTT.

Example: $1.2M Newport Beach interspousal without exemption wording — ~$1,320 billed instead of $0. Cannot be refunded.
We include the correct recital.

Prop 19 cap exceeded

The parent-child exclusion protects only base year + $1,044,586 (2025-27 cap). Over that, the difference is reassessed.

Deadlines: BOE-19-P within 3 years. BOE-266 within 1 year. Miss either, lose retroactive relief.
We file BOE-19-P and BOE-266 with you.

What we do differently. You tell us the relationship and purpose. We pick the right document, draft the exemption recital, and prepare the BOE forms — filed together.

Frequently Asked

Common questions —
answered honestly.

How much does it cost to record a property deed in Orange County?

Flat $275 preparation; OC recording starts near $90 (lowest in CA). No city DTT — only 0.11% county. Add-ons: e-recording $50, title search $30, Prop 13/19 $100 each.

Can a Vietnamese-speaking LDA prepare my Orange County deed?

Yes. Quinnie Do speaks Tiếng Việt natively and serves Little Saigon — Westminster, Garden Grove, Fountain Valley, Santa Ana. Chuyển nhượng nhà đất, di chúc bilingually prepared.

Can you e-record an Orange County deed remotely?

Yes — same-day e-recording. We prepare in San Jose, ship for local notarization, then submit electronically to the OC Clerk-Recorder in Santa Ana. Stamped copy emailed within 1 business day.

Does Orange County have a city documentary transfer tax?

No. Unlike LA City (0.45% DTT), no Orange County city imposes its own DTT. Only the county rate $1.10 per $1,000 (0.11%) applies. Spousal and trust transfers typically exempt.

How long does Orange County deed recording take?

We prepare in 1–3 business days. After you return the notarized original, we e-submit and email the stamped copy within 1 business day. OC has processed 11M+ electronic submissions.

Do I need a lawyer to transfer my OC property to a trust?

No. TrustPoint is a California Registered & Bonded Legal Document Assistant (LDA #268). We prepare documents at your direction. Verify on the Clerk-Recorder ↗.

What happens if I file the wrong deed for a parent-to-child transfer?

The property loses its Prop 13 base year and gets reassessed at full market value. The Prop 19 parent-child exclusion needs the right document plus BOE-19-P filed within 3 years. We prepare both together.

Can I avoid documentary transfer tax on a spouse or trust transfer in OC?

Yes — with the correct exemption recital under R&T §11930 (interspousal) or §11911 (trust funding, gifts, marital division). Without the right wording, the Clerk-Recorder collects 0.11% county DTT and cannot refund. We include the right recital based on purpose.

Do you serve California counties besides Orange County?

Yes — all 58 California counties. Same flat $275, same same-day e-recording. If your property is in LA, San Diego, Riverside, Sacramento, or any other California county, we handle it remotely from San Jose. See all California deed services →
