Document Preparation Services
Standard deed preparation $275 flat. Entity transfers (LLC, Corporation, partnership) $400 flat. Both fees include the Preliminary Change of Ownership Report (PCOR).
Transfer property ownership from one party to another. Most commonly used in California real estate sales and trust transfers.
Transfer interest in property between family members or remove a name from title. Common in divorce and estate situations.
Transfer property between married spouses or domestic partners. Typically avoids property tax reassessment.
Transfer property into or out of a revocable living trust for estate planning purposes. Required to fund your trust with real property.
Transfer property to or from an LLC, Corporation, or partnership. Includes ownership-continuity review so the change is structured correctly. $400 flat.
Correct errors in a previously recorded deed — misspelled names, incorrect legal descriptions, or wrong parcel numbers.
Change of Trustee, Death of Trustee, Death of Joint Tenant — recorded to update public record without a new deed transfer.

County Recording Fees
County recording fees are set by the county and vary based on property usage. These fees are in addition to our flat-rate preparation fee and any conditional add-ons.
For property that serves as your primary residence. This is the standard county recording fee for homeowner transfers, trust transfers, and spousal transfers on your primary home.
For rental properties, investment properties, vacation homes, or any property that is not your primary residence. Includes the $75 SB2 housing fee. Commercial properties also fall in this tier.
